A quarterly analysis of the national real estate market by CASAFARI has found that the Algarvean municipality of Loulé is home to the highest average price for a villa. It's followed by Lagos and Lagoa.
Meanwhile, the lowest average price for a villa can be found in Alcoutim, Monchique and Vila Real de Santo António. Portimão is the municipality with the highest positive variation (6.71%), whereas Monchique registered the highest negative variation this quarter (-1.1%).
When it comes to apartments, Loulé, Lagos and Vila do Bispo are the most expensive municipalities in terms of average sales price. With the lowest values are Alcoutim, Aljezur and Monchique.
In terms of renting, Monchique, Faro and Lagos are the most expensive municipalities to rent an apartment, while Castro Marim, Silves and Vila Real de Santo António have the lowest average price.
The data was released last week by CASAFARI, the real estate data technology platform, focusing on the districts of Lisbon, Porto and Faro. It concludes that, in the second quarter of 2021, despite the ongoing pandemic situation, property prices in the residential segment continued to be resilient in Portugal, with sales prices showing a gradual increase.
The average sale price of houses remained stable nationwide (0.12%), while the average sale price of apartments rose slightly (1.13%). Lisbon remains home to the most expensive property prices across the board.
